Halifax Remortgage

When is it a good time to remortgage?

There are various reasons you might want to remortgage – for example, the fixed or discounted period of your current mortgage might be about to come to an end, meaning that you will be moved onto your lender’s standard variable rate (SVR).

Many people do not realise that they are allowed to remortgage when this fixed or discounted rate period ends (although some mortgage deals may make you wait a while before you are eligible to remortgage).

This means you could well be paying significantly more than you should be each month, meaning you are wasting money on interest that could go into your savings or paying down the capital on your mortgage.

It is also worth considering remortgaging if interest rates have dropped since you took out your mortgage. With interest rates currently very low, this is likely to be the case for many borrowers.

What mortgage options do I have when I remortgage with Halifax?

Halifax offers a range of product options if you are looking to remortgage.

Halifax Fixed Rate Mortgages

Halifax fixed rate mortgage deals allow you to fix for a 2 or 5 year term. This provides peace of mind that repayment will not change during the fixed period.

Halifax Tracker Mortgages

Halifax tracker mortgage products keep your interest rate at a fixed interval above the Bank of England Base Rate (or equivalent). At the end of that period, Halifax will switch you to a variable rate.

What are the costs of remortgaging with Halifax?

Applying to remortgage is similar to applying for a loan when buying a property – even though you are not physically moving home, it’s likely that you will still need to cover costs incurred upfront, such as legal fees, valuation fees and mortgage fees.

However, some Halifax remortgage deals offer discounts or fee waivers on legal and valuation costs, to help you with the expense of remortgaging. Some Halifax remortgage deals are also fee-free, which could help to cut down your initial remortgage costs.

Bear in mind that any savings up front are likely to be offset by higher interest rates, so you may end up paying a little more each month. It therefore makes sense to consider whether the short term saving is balanced out by longer term costs.
