Bridging Loan Fees
Short-term finance provides a useful tool in bridging the gap between purchase and sale of a property. It is often used by homeowners who need to commit to a property purchase before selling their existing home.
Bridging fees will vary from lender to lender, but typically you can expect the following:
Lender Facility Fee: The lender will apply a charge typically between 1% - 2% of the loan.
Exit Fees: Not always applicable but some lenders will charge between 1%-2% on exit.
Broker Fees: Will vary but normally a fixed fee.
Valuation Fee: The valuation survey fee will depend on the value of the property. Typically ranges from £500 to £1000.
Legal Fees: There will be fees for legal paperwork - again this depends on the property values but will typically range from £600 to £1000.
Other Admin Fees: the Lender may charge additional admin fees typically £100 to £200.
