Bridging loans

A bridging loan is a short-term loan that has the ability to give you access to adequate property finance within a small amount of time. Bridging loans are often used to temporarily ‘bridge’ the gap when there is a shortfall in funding.

You can opt to ‘roll-up’ the interest to pay at the end of the term of finance with a bridging loan. This can enable you to stay flexible, avoid monthly interest payments and use your bridging loan for the purpose it was intended. If you choose to ‘roll-up’ your interest until the end of the term of finance, you will pay the entire loan and interest upon completion of your exit plan.

A clear exit plan is a prerequisite for any bridging loan. Every bridging loan lender will require you to have an exit plan in place prior to your application. An exit plan is merely the strategy you will employ to repay the loan at the end of the term of finance. An example of an exit plan is getting long-term finance, such as a mortgage, in place.

Open bridging loans

There are two types of bringing loans: open bridging loans and closed bridging loans.

With open bridging loans the lender will not set a deadline for the repayment of the loan. Open bridging loans are usually a more expensive financial product because they expose the lender to more risk, as the lender does not know exactly when the loan will be repaid.
