Can I get a mortgage if I work abroad ?
If you are a UK citizen who works permanently outside of the UK, there may be certain obstacles in your way when trying to secure a UK mortgage, however it is still entirely possible to secure mortgage finance whether you are; looking to move back to the United Kingdom and wish to purchase a home first, you are looking to have a base for occasions when you need to return to the United Kingdom, you wish to buy a property for a family member or you are looking to purchase a buy to let property as an investment.
If you are an expat who has lived outside of the UK for a long period of time, you could have particular difficulties in securing mortgage finance if it is found that you do not have a UK credit history. Although this may initially sound better than having an adverse credit history, as an ‘unknown quantity’ lenders will not be able to assess what risk you pose and you will automatically just be considered as being a higher risk borrower. However there are specialist providers of UK mortgages for expatriates who can assess each application on an individual basis.
Lenders will still need to verify the income details of an applicant, this means they will want to see accounts and pay slips. It is also often easier for expats who work for multinational companies with a UK presence. However it is possible to secure an expatriate mortgage even if you are self-employed abroad.
During your application you may have difficulty providing evidence of even simple things during your application; such as proof of your current address especially if your company pays for your accommodation and other utility bills. It may therefore be necessary to obtain a ‘Letter of Induction’ from your employer as proof.
When looking for a mortgage as an expat you may find it particularly useful to speak to a broker, rather than applying alone. Some high street lenders as well as smaller specialist lenders have specialist mortgages available for expats, however lending to someone who does not currently reside in the UK is seen as being inherently more risky than lending to a current resident. As such lenders may require a larger deposit or place down higher interest rates than you would expect for a more traditional mortgage.
