The term ‘Mortgage Specialist’ could refer to an independent mortgage adviser, who is a specialist in mortgages who can offer their clients advice as well as search across different providers to look at a range of mortgage products to suit their needs.

Potential advantages of using an independent mortgage adviser

In addition to being able to offer advice to their clients and compare mortgages for them from a range of different lenders, certain mortgages from some lenders are only available via an intermediary.

In-house mortgage advisers, offered by mainstream lenders such as large banks and building societies will only be able to advise a client on their suitability for products offered by that lender, which may not be the best product out there. Independent advisers who offer ‘whole-of-market' services can recommend mortgages from a wide selection of lenders, which may make it more likely you find the best product available. However, there are some mortgages that are only available by going to a lender directly which a whole-of-market adviser could not advise a client about.

This provides a higher level of protection to the borrower than if they took no advice and opted for an execution-only mortgage, in cases where once the loan had been taken out it was found to be unaffordable.
