Representative Example:

A repayment mortgage of £120,000 payable over 28 years and 1 month initially on a fixed rate for 2 years at 1.99% and then on the lender current variable rate of 3.69% (variable) for the remaining 26 years and 1 month would require 24 monthly payments of £465.20 and 312 monthly payments of £565.39 and one final payment of £565.19.

 

The total amount payable would be £189,357.67 made up of the loan amount plus interest (£68,161.67), booking fee (£999), completion fee (£30) and valuation fee (£197).

Help to Buy

With Help to Buy, you may be eligible to buy a new home with just 5% deposit - which means that you could get a mortgage of up to 95% loan to value (LTV). Help to Buy is supported by the Government, who offer either equity loans or a mortgage guarantee to the lender (depending on precisely which branch of Help to Buy you are eligible for.) Help to Buy is available to both first time buyers and existing home owners, who meet the required criteria. Some of the criteria for the Help to Buy scheme include:

You can only use Help to Buy mortgages for primary residential properties – not buy to let houses or holiday homes

You can use Help to Buy mortgages to buy property worth up to a maximum of £600,000

The main Help to Buy scheme is only available in England – Scotland and Wales operate their own Help to Buy schemes offering a similar mortgage deal

Help to Buy ISA

The Help to Buy ISA will be introduced later in 2015 and offers savers a way to boost their deposit with help from the Government. Prospective home buyers will be able to save up to £200 a month in this specialist ISA, and the Government will boost your savings each month by 25%. So, for each £200 you save, you could receive an extra £50. What is more, those who open their Help to Buy ISA with the maximum initial deposit of £1000 will receive a £250 bonus.

One of the advantages of a Help to Buy ISA is likely to be that if you are one half of a couple, you can each hold your own Help to Buy ISA. Or if you want to buy with a group of friends, you could all have your own Help to Buy ISA in order to maximise the benefits available.

The Help to Buy ISA is initially planned to run for 4 years, so it makes sense to be ready to open your ISA as soon as applications become available in late 2015.

Armed Forces Discount

With the armed forces discount from Taylor Wimpey you could save up to £500 for every £25,000 you spend on a new build property. You will need to provide proof of your membership of the armed forces to receive this discount and will need to meet the standard mortgage application criteria as required.
